Defer Announcement of Estimated Interim Distribution

In recent years, it has been the Group’s practice to advise details of its estimated interim distribution in mid December with a books close date of 31 December.

This is followed by the announcement of the final half year financial results for the period ending 31 December 2008 and lodgement of the Appendix 4D Half Year Report in late February at which time the interim distribution is confirmed.

Previously, the Group’s practice was to conclude the interim results prior to any announcement of distributions. The change in timetable was to conform with other AREIT’s timetables.

In light of the current economic climate the Board has determined that it is more appropriate to wait until the interim results and valuations are concluded before advising its distribution.

Accordingly, the Group repeats its advice to securityholders from the recent Annual General Meeting that we presently intend to pay a distribution in March 2009, the extent of which will depend on both the actual results to December 2008 and our expectations at that time looking forward.
